What are the current short-term rental laws in Paris?
Primary Residences:
90-Day Limit: Homeowners are allowed to rent out their primary residence for up to 90 days per year.
Registration Requirement: It is mandatory to register your property with the city of Paris before renting it out.
Occasional exceptions: Limited exemptions may apply in specific cases (e.g. temporary work relocation abroad), but are strictly regulated.
Secondary Residences / Investment Properties:
Renting on a short-term basis requires a change of use authorization from the city. In many cases, this includes a compensation requirement (converting equivalent commercial space into housing). Approval is complex, time-consuming, and closely controlled.
Medium-Term Rentals (possible for both primary and secondary residences):
Bail Mobilité (Mobility Lease): 1–10 months, designed for students, professionals, and temporary stays. Fully legal alternative for furnished rentals without short-term rental restrictions.
